Singapore’s property market is often categorized into three main regions: the Core Central Region (CCR), the Rest of Central Region (RCR), and the Outside Central Region (OCR). Understanding these zones helps buyers and investors make informed decisions when exploring new launches or resale properties.

The CCR is the heart of Singapore, encompassing prime districts such as 9, 10, and 11. This area includes Orchard Road, Tanglin, and Bukit Timah — locations known for luxury condos, upscale amenities, and proximity to major business hubs. Properties in the CCR typically command higher prices due to their central location, prestigious address, and convenience to cultural, retail, and recreational hotspots. Investors often view CCR condos as high-value assets with strong long-term appreciation potential.


The RCR surrounds the CCR and includes districts such as 2, 3, 4, 5, 6, 7, and 12. RCR properties offer a balanced mix of accessibility, lifestyle, and relatively more affordable pricing compared to CCR. Developments here, such as those near Robertson Quay or River Valley, appeal to both young professionals and families seeking a central location without the CCR premium. RCR also tends to benefit from upcoming infrastructure projects and transport links, making it a sweet spot for capital growth.


The OCR covers the suburban districts outside the central area, including 16–28. This region is popular with families seeking larger homes, quieter neighborhoods, and good schools. OCR condos are typically more affordable per square foot and offer larger unit sizes, making them ideal for HDB upgraders or first-time private property buyers. While slightly further from the CBD, modern transport networks ensure residents remain well-connected.


In summary, the choice between CCR, RCR, and OCR depends on lifestyle priorities, budget, and investment goals. CCR offers prestige and prime access, RCR balances centrality and affordability, and OCR provides spacious, family-friendly living with strong potential for growth.
